Modernisation or Redevelopment

Bijou Villa is split level bungalow style villa set in extensive grounds.

Everything is in good working order with all necessary amenities, including septic tank, multiple water tanks and water heater. The electrics are in good working order, however may require modernisation. There is a fully serviced intruder alarm, maintained by Pilgrim Alarms.

Both bathrooms are in need of modernisation and the kitchen is adequate for the current owners who mostly utilise the large outdoor BBQ grill.

Bijou Villa has 3 fully air-conditioned bedrooms.

The size of land available would allow purchaser to extend or completely redevelop if desired.

The setting of Bijou Villa is unrivalled with uninterrupted views across the Indian Ocean towards Feliticé and the privately owned Sister Islands.

Bijou Villa is located on Praslin, the Seychelles second largest Island situated north east of the main Island Mahé and just south of the equator.

The Seychelles is an archipelago of 115 islands in the Indian Ocean, off East Africa. Home of numerous nature reserves, coral reefs and unrivalled white sandy beaches with clear turquoise oceans, the Seychelles are considered the most beautiful Islands on Earth.

Praslin is smaller and quieter than Mahé, with a population of 7500 and only 38km sq. Sandier too than Mahé, Praslin has a relaxed feel and offers residents a slow pace of life and tourists the perfect setting to properly unwind and relax. Praslin is also home to the Vallée de Mai, a World Heritage site and home to the Coco De Mer.

Praslin is 20 minutes by plane or helicopter from Mahé or 45 minutes by Cat Coco Ferry. Praslin also offers easy access to neighbouring Islands; La Digue, Curieuse, Felicite and Silhouette.
